When it comes to property management in Columbia, MO we strive to be the best!  Property management can seem overwhelming, and yes it is A LOT of work, but it’s really pretty simple.  Before we dive into the more complex issues lets discuss the basics.  Here are the 3 most basic, but also most important duties of a property manager.

  • Leasing

    The purpose of investment property is to generate income.. you can’t generate income until you lease out the property. In addition to the actual legal document that lays out the terms and rules of the tenant/landlord agreement, the term ‘leasing’ also refers to marketing the property, scheduling showings and screening potential tenants. If we do our job properly on the screening process then the next step in the process, rent collection, should be much easier.

  • Rent Collection

    Ok so now you have signed a lease with a new tenant, next step is making sure they pay their rent promptly each month. This is not always as easy as you would think and depending on what type of properties you own it can be very challenging and time consuming to collect rent. It can be an exhausting and time consuming task to chase your rent money. Let our professionals take that off your plate so you can focus on finding the next investment property.

  • Maintenance

    Protecting your investment with proper maintenance is crucial! Real estate is supposed to appreciate over time and you want your properties to be appealing to get the best possible tenants… BUT, you will have to spend a little bit of money along the way to keep your property in good shape. Preventative maintenance as well as general upkeep is EXTREMELY important to protecting your investment and we can handle all of that for you.
